Top 5 Value Enhancers When Buying a … – RealEstate.com
Posted by teraboring on May 19, 2012
Foreclosed homes are often some of the most affordable homes in today?s real estate market, and both homebuyers and investors ?are attracted to them for their long-term financial benefits. If you recently purchased a foreclosed home or plan to in the near future, you might want to consider adding a few (or all) of the modifications listed below.
One of the benefits of getting a great deal on the purchase price of a foreclosed home is that there may be room in your budget for home improvements. Whether you plan to live in the home, rent it out, or resell in the near future, here are some ideas for enhancing your investment.
Improve Ventilation
Whether it?s heating or air-conditioning that your new home requires, just make sure that you have the right equipment installed to keep your home comfortably warm or cool year-round. When you need to put up your home for sale, you want to be sure that homebuyers coming for a visit won?t feel literally chilled ? or boiled ? by your home?s reception.
Go Green
It would be a wise choice to add anything to make your home more energy efficient. Adding more windows, for example, would allow more natural light to come in, while installing solar panels could reduce the amount of money you (or the future owner) pay for electricity. Planting more trees in your yard can provide shade for your home, reducing the need to use air-conditioning during the more humid or hotter months of summer.
Is There a Garage?
Homes with their own parking spaces are often more appealing to buyers than homes that can only offer street parking. If the foreclosed property you have purchased comes with a good amount of extra space, consider converting some of it into a garage if one does not exist. A covered garage would be even better because it would increase the safety of your car when stowed away at home. In so doing, you may also get to enjoy lower auto insurance rates at the same time.
How old is the Roof?
Roofs generally last anywhere from 10 to 25 years. If the roof of your new home is nearing its expiration date, it would be a good idea to have it replaced immediately. Although this is likely to be one of the costliest modifications you could make, doing so would greatly reduce the number of safety hazards you have to deal with at home and consequently make it more attractive to homebuyers if you ever put it up on the market again.
Enhance Curb Appeal
Last but not least, do what you can to improve curb appeal for your new home. First impressions always last, and homebuyers are typically inclined to pay more for homes that look beautiful and properly cared for on the outside. Improving your home?s curb appeal does not have to be an expensive project. A fresh coat of paint, new shingles for your window, and some vibrant flowers/landscaping on your front lawn can do wonders.
Although remodeling or renovations will always cost money, rest assured that making the right modifications can enhance the value of your newly purchased home and may lead to a greater profit if you choose to resell it in the future.

F-22 safety questions remain despite Panetta’s order
Posted by teraboring on
Defense Secretary Leon Panetta ordered the Air Force to take steps to address safety concerns surrounding the F-22 stealth fighter jet. But critics say his directive doesn’t go far enough.
Air Force Gen. Mike Hostage answers reporters’ questions during a media availability at Langley Air Force Base in Hampton, Va., last month.

One military watchdog says Defense Secretary Leon Panetta’s order aimed at preventing?F-22 stealth fighter jets from crash-landing does not go far enough in preventing potential pilot injury or death.?

On Tuesday, Secretary Panetta?told the Air Force to speed up installation of a backup oxygen system in F-22s and to keep F-22 flights near emergency landing strips at all times ?should a pilot encounter unanticipated physiological conditions during flight,? according to a Defense Department news release.
But ?what Panetta has done is very minor and doesn?t change that the pilots remain at risk,? says?Winslow Wheeler, director of the Straus Military Reform Project in the Project on Government Oversight.?
The secretary’s directive comes after years of problems that have plagued the most expensive fighter jet in military history.?This month, news programs on CBS and ABC aired the concerns of?two F-22 pilots who said they refused to fly the plane after becoming woozy and dizzy in mid-flight. The issue appears to be related to the plane’s oxygen-distribution system.?
Already, Air Force officials had decided to ground the F-22 last May after nearly a dozen symptoms of oxygen deprivation, or hypoxia, were reported. But the service resumed flights in September, and since then nearly a dozen more possible such cases have been reported, according to Pentagon officials. At least one Air Force pilot death in an F-22 crash is suspected to be related to oxygen deprivation.
With the order Tuesday, Panetta’s intent is to make sure the Air Force does not take the matter lightly, according to Pentagon Press Secretary George Little. ?The secretary wants to add is muscle to this,? he told reporters. ?He takes very seriously the concerns raised by the pilots.?
The F-22 is a controversial icon of American air power. Developed with enemies like the Soviets in mind, F-22s have yet to fly a single combat mission. Yet their technology is cutting-edge, potentially allowing?the United States to launch stealth attacks by flying at supersonic speeds and taking out enemy aircraft using advanced radars.?
?The F-22 is the highest icon of the Air Force ? it?s the embodiment of their vision of warfare and technology,? Mr. Wheeler says.
The result, he says, is that Air Force officials “regard maintaining the image of the airplane as more important than maintaining the health of the pilots. It?s an unkind and simple assessment,? he adds, ?But it?s true.??
Some line workers manufacturing the F-22 have complained, for example, of health problems after inhaling the chemicals used for the stealth coating on the plane that helps it evade radar-detection systems, a matter which should also be investigated, Wheeler says.
Air Force officials deny that they are putting the F-22′s image above safety.
Gen. Mike Hostage, head of Air Combat Command in Virginia, told reporters April 30 that the fighter jet is safe for pilots to fly. ?Right now, we believe that risk ? although it?s not as low as we would like it ? is low enough to safely operate the airplane at the current tempo.?

Stocks edge lower; all eyes on Facebook
Posted by teraboring on
By msnbc.com news services
Stocks edged lower Friday, with major indexes were setting up to close their worst week of the year.
The S&P has fallen 6.7 percent so far in May, and while volatility is expected to continue, some analysts were forecasting a near-term rebound.
After jumping more than 10 percent at the start of trading, shares of Facebook pulled back in their market debut Friday, suggesting a cooler-than-expected reception for one of the most watched initial public offerings of stock of recent years.
The large weekly decline in equities came amid uncertainty over a political crisis in Greece and whether that could trigger a default and possible exit from the euro zone.
Market participants were skittish even as a poll showed Greek voters are returning to the establishment parties that negotiated its bailout, offering some respite to European leaders who say a snap Greek election next month will decide whether it must quit the euro.
“Even good news is not enough to overcome the fear that there is going to be a dramatic slowdown in the world economy because of the European crisis,” said Rick Meckler, president of investment firm LibertyView Capital Management in New York.
Reuters contributed to this report.

US unemployment aid applications stay at 370,000
Posted by teraboring on
WASHINGTON (AP) ? The number of people seeking unemployment benefits was unchanged last week, suggesting steady gains in the job market.
The Labor Department said Thursday that weekly unemployment aid applications stayed at a seasonally adjusted 370,000, the same level as the previous week. The four-week average, a less volatile measure, fell for the second straight week, to 375,000.
Applications for benefits surged in April to a five-month high of 392,000. They have fallen back since then and are near the lowest levels in four years.
The decline suggests hiring could pick up in May after slumping in the previous two months. When applications drop below 375,000 a week, it generally suggests hiring is strong enough to lower the unemployment rate.
The unemployment rate has fallen from 9.1 percent in August to 8.1 percent last month. And employers have added a million jobs over the past five months.
The pace of hiring slowed sharply in March and April, to an average of 135,000 jobs per month. That raised fears that the job market is weakening.
But economists have cautioned that a warm winter led companies to move up some hiring and accelerate other activity that normally wouldn’t occur until spring. That gave the appearance that the economy had strengthened in January and February and weakened in early spring.
And temporary layoffs stemming from spring holidays likely pushed unemployment benefit applications higher in April, economists noted.
If applications stay where they are or fall further, job growth should pick up. The gains may not match those from earlier in the year, when the economy averaged 252,000 jobs per month from December through February. But several economists said they expect somewhere in the range of 150,000 to 200,000 new jobs each month.
A jump in job openings supports the notion of stronger hiring in the coming months. Employers advertised 3.74 million job openings in March, the most since July 2008. It usually takes one to three months for employers to fill openings.
Other signs suggest the economy is strengthening after its early spring lull.
Home construction rose to near a three-year high in April. And factory output has risen in three of the year’s first four months.
The gains, highlighted in data released Wednesday, suggest growth in the April-June quarter is off to a good start.
Consumers are also finally seeing some relief from high gas prices. The average price of a gallon of gas was $3.73 on Wednesday, according to AAA. That’s 18 cents less than a month ago.
So consumers should have more money for other purchases, which could also boost second-quarter growth and help lift hiring. Consumer spending drives roughly 70 percent of economic activity in the U.S.

DEEP PURPLE Concerto for Group and Orchestra music review by …
Posted by teraboring on
I had listened to this record in my teenage years, but never payed it much intention. Lately, I found a vinyl copy of this record with only the three movements on it. In the main while I became influenced for several years by progressive influences and became more open- minded to classical music, although I’ve never build up a classical music collection.
I was a bit skeptical about Deep Purple placed in the proto-prog category, but since I listened to this Concerto for Group and Orchestra it became all clear. While the music is never progressive rock in it’s true sense, the orchestra plays progressive stuff and Deep purple handles with the rockin’ part. Released in 1969 this is a record at the beginning of the progressive rock movement.
I felt in love with the First Movement. John Lord made this movement to show the differences between the band and the orchestra – as antagonists. This lengthy composition (over 19 minutes) is based on a nice clarinet tune with lots of sideways. The first 8 minutes are played by the orchestra. There are some nice passages, some bombastic passages, some tension building passages and some optimistic parts. And then Deep Purple takes over and shows the electrified version of the clarinet tune. Blackmore shows his fast skills on the guitar until the orchestra tries to take over again. There is some nice interaction here between a bombastic orchestra and the band and the orchestra finally takes over. Later on the band emerges again with some keyboard solo’s. This composition has so much to offer! This is my favorite track/composition of Deep Purple’s entire catalog!
The second movement is divided in two halves, because of the vinyl format. This dividing is done without any problems however and results in two compositions. The first of them end with the first vocal interventions by Ian Gillan for Deep Purple. His talent is shown from the first moment!
The second side of the vinyl record contains the second half (or actually three quarter) of the second movement and the third movement. While there are some passages the band and the orchestra is playing together there is no real fusion of them. Mostly it is the orchestra or the band. This offers some nice variation however and when accepted this works out as a benefit compared with Deep Purple as a band only.
While I must admit the first side is the better one this is a great record. Especially the orchestra is doing some great job and does convinces me of the quality classical music is able to deliver. In my opinion this edition without the bonus tracks is the better one. It is far more coherent and feels like a whole. In this particular case I should say: more is less. First side: 4,5 stars and the second side: 3,5 stars.

Facebook increases IPO range to raise $12.1 billion
Posted by teraboring on May 16, 2012
NEW YORK/SAN FRANCISCO (Reuters) – Facebook Inc increased the price range on its initial public offering an average of 14 percent to raise more than $12 billion, giving the world’s No. 1 social network a valuation potentially exceeding $100 billion.
The company, founded eight years ago by Mark Zuckerberg in a Harvard dorm room, raised the target range to between $34 and $38 per share in response to strong demand, from $28 to $35, according to a filing with the U.S. Securities and Exchange Commission on Tuesday.
That would value Facebook at roughly $93 billion to $104 billion, rivaling the market capitalization of Internet powerhouses such as Amazon.com Inc, and exceeding that of Hewlett-Packard Co and Dell Inc combined.
Facebook also extended the time frame for its $1 billion acquisition of mobile app maker Instagram, projecting that the deal would close in 2012 instead of closing in the second quarter as it had previously indicated.
Facebook provided no reason for the change, though a source familiar with the matter told Reuters last week that the U.S. Federal Trade Commission has reached out to Google Inc and Twitter as part of the agency’s standard review for deals of that size.
The price increase indicates intense market demand, which means Facebook’s shares are likely to see a big pop on their first day of trading on the Nasdaq on Friday, analysts said.
“It’s confounding but the evidence is that if companies raise the range, they will pop more,” said Josef Schuster, founder of Chicago-based financial services firm IPOX Schuster LLC. “It signals that there is such a strong demand that it will create a momentum for other investors who want to jump on.”
Facebook said in its latest filing that it arrived at the higher IPO price range after one week of marketing the offering – part of a cross-country “road show” in which CEO Zuckerberg has occasionally taken the stage to lay out his vision for the company’s money-making potential and its top priorities.
The Facebook range hike, coupled with strong results from Internet and social media players Groupon Inc and China’s RenRen Inc overnight, contributed to a dotcom rally on Wall Street on Tuesday.
Shares of Pandora Media Inc were up 6.9 percent at $10.50 in afternoon trading, while Zynga Inc was up 8.3 percent at $8.61. Groupon was up 13.7 percent at $13.33, while Renren gained 9.5 percent to $6.01. Yelp Inc stock was up 7.5 pct at $21.55.
In the biggest-ever IPO to emerge from Silicon Valley, Facebook will raise $12.1 billion based on the midpoint price of $36 and the 337.4 million shares on offer, or 12.3 percent of the company.
At this midpoint, Facebook would be valued at roughly 27 times its 2011 annual revenue, or 99 times earnings. When Google went public in 2004 at a valuation of $23 billion, it was valued at 16 times trailing revenue and 218 times earnings. Apple Inc, meanwhile, went public in 1980 at a valuation of 25 times revenue and 102 times earnings.
Wall Street had expected Facebook to increase its price range, with investors eager to get a slice of a strong consumer brand. The IPO road show began last week and has drawn crowds of investors from coast to coast.
Facebook plans to close the books on its IPO later on Tuesday, two days ahead of schedule, a source familiar with the deal told Reuters on Monday. It is scheduled to price its shares on Thursday and begin trading on the Nasdaq on Friday.
The IPO is already “well-oversubscribed,” which is why the company will close its books earlier than expected, the source said.
Facebook’s capital-raising target far outstrips other big Internet IPOs. Google raised just shy of $2 billion in 2004, while last year Groupon tapped investors for $700 million and Zynga raked in $1 billion.
The IPO comes amid concerns from some investors that Facebook has not yet figured out a way to make money from an increasing number of users who access the social network on mobile devices such as smartphones. Revenue growth from Facebook’s online advertising business has also slowed in recent months.
Company executives met with prospective investors in Chicago on Monday and were slated to travel to Kansas City, Missouri, and Denver, before returning to Facebook’s Menlo Park, California, headquarters.
A host of Wall Street banks are underwriting Facebook’s offering, with Morgan Stanley, JPMorgan and Goldman Sachs serving as leads. Facebook will trade on the Nasdaq under the symbol “FB.”

Stock Market Investing ? The place Do You Start?
Posted by teraboring on
I have been on the investment game for a while now and I?ve reached the stage the place I favor to spend money on the stock market through individual stocks relatively than collective investment automobiles like unit or funding trusts. The main cause for this is that I?d favor not to pay other people to do one thing that I do know I can do better myself.
In fact, it wasn?t all the time this way. It?s taken me 1 / 4 of a century of experience playing the markets to evolve my own worthwhile investment strategy. Once I first started out though, like most people, I did not have the arrogance to take my own decisions. Extra vital than that, I didn?t have a big lump sum to play with in order to diversify my holdings sufficiently and construct in a measure of safety. I think that?s the place that the majority newcomers to the world of stock market investing find themselves in.
So I am not ashamed to admit that my first foray into the markets all those years in the past was through one of the common savings schemes run by the massive investment trusts. Twenty-5 years on I?d should say that if I were simply beginning out on my investment journey now, I?d do exactly the identical thing.
Why Investment Trusts?
Word that I selected investment trusts, not unit trusts. Although these funding vehicles both allow buyers to access a diversified portfolio of stocks with relatively small quantities of money, in my view, funding trusts have three clear advantages over their unit trust rivals:
1. Their management expenses are lower.
2. Their long run efficiency is usually far better.
3. They will usually be purchased at a discount to their internet asset value.
So in case you?re now scratching your head and questioning why, despite all these advantages, you?ve got never heard of funding trusts, you?re in superb company. Though things are slowly changing, funding trusts stay a closed book to most buyers as a result of, not like their unit trust cousins, they do not pay fee to monetary advisors. Because of this, they?re virtually ignored by the monetary press. Let?s face it, high commissions equal high advertising budgets and since the Sunday papers depend on promoting to spice up sales, they?re going to happily provide favourable protection of their money dietary supplements to products promoted by excessive-spending advertisers. That feels like a nice cosy relationship between the large investment houses and the financial media, nevertheless it leaves the small investor out within the chilly as ordinary ? disadvantaged of information about one in every of at this time?s greatest-stored investment secrets. Hopefully, I am about to assist change all that.
If I?ve convinced you that investment trusts are price investigating further, and also you?re able to put your foot on that first rung of the funding ladder, then I?ve dug out just a few options beneath which I imagine would make excellent solutions for first-time buyers like you. I?ve chosen a range of vintage trusts with impeccable pedigrees from the broad world growth sector. These trusts provide a really low-price technique to access a broad, globally diversified portfolio. Rest assured that they all supply a regular monthly savings option for investors of more modest means:
Foreign & Colonial Investment Trust
1. First up is a trust that was my first selection once I began investing 1 / 4 of a century ago and it is nonetheless going strong. It?s the Overseas and Colonial Funding Trust, it allows minimal monthly savings of ?50 per thirty days and it is at the moment trading at a reduction of 9.6% to net property ? which implies that for each ?90.40 invested, you?re getting ?100 price of shares. Now these reductions can fluctuate a bit. It could be that subsequent month the discount widens to eleven% or 12% ? which simply signifies that if you happen to?re a daily month-to-month investor, you get even more discounted shares on your money. Alternatively, the discount could slim and even slip over right into a premium as sometimes occurs if a belief is especially well-liked with buyers ? thus giving your investments a lift in the event you purchased at a discount. Over the long term, nonetheless, whether or not you?re a lump sum investor or an everyday saver, it would be arduous to go unsuitable with this belief as, over the past 3 years, your funding would have elevated by 52.7% ? not dangerous, though past returns aren?t any guarantee of the same performance in future.
Witan
2. An alternative choice to the Overseas and Colonial Trust, but one which does virtually the same job, is a trust known as Witan. It is carried out even higher than the Overseas and Colonial Belief with a return of 64.2% to traders over the last three years. It is also barely cheaper, trading at a 10.14% discount to NAV (Web Asset Worth). On paper then, a barely higher bet. Again, you can start saving from just ?50 per month.
SAINTS
3. Finally, you may take a look at another old and nicely established stalwart, this time from the global growth and revenue category, and that is SAINTS, or the Scottish American Investment Trust. This too allows minimum month-to-month investments of ?50 monthly via its mother or father company, Baillie Gifford, and has performed outstandingly over the last three years, returning 107.6% to its lucky investors. The downside is that this performance did not go unnoticed and the belief now stands at a premium to internet property of 4.1%. In case you?re searching for revenue although, this belief at present yields over 4%, so not a bad different to a building society provided you are ready to danger your capital.
Whichever option you choose, offered you?re in the markets for the long term, as you have to be if you want to make first rate returns, I think it could be very difficult to lose money with any of these trusts. That?s doubly true for those who?re making common month-to-month investments as you get the advantage of pound price averaging, which implies you purchase more shares when costs dip, thus growing your returns when shares subsequently rise. A couple of years down the road, as soon as you are feeling you?ve got collected enough in these nicely-diversified, low value trusts, you can begin dabbling in particular person shares like I did.
So if you had been considering of dipping a toe in at the moment?s relatively uneven funding waters, however both do not but have a large sufficient lump sum, or are too scared to dive in and commit it proper now, then I don?t think you can do worse than follow my instance: play it secure and set up an investment belief monthly savings scheme.
